Easy to understand Reporting
FIVE STAR REPORTING is the heart and soul of Five Star Property Inspections and is one the things that sets us apart from the other inspection
companies. We take great pride in providing our clients with helpful information, after all that is what great reporting is all about. It is our goal
to make sure you have the necessary information when making tough real estate decisions. The following pages have links to information
about real estate. Some of it might be relevant to the property you are currently buying, selling or maintaining some might not. Even if the
information is not relevant to your specific purchase at this time, it is still available here in case you happen to buy property in another state, or if
a relative or friend calls up with questions, or if you contemplate buying a different type of property somewhere down the road.
Some items in your property inspection report will contain links directly to items in our FIVE STAR LIBRARY, but you can always come directly
back here and casually read about topics that interest you. All you have to do is click on the links. There are also links to web sites, such as the
Consumer Product Safety Commission, and I make use of our website with an Internet real estate Five Star Library that has an array of
information and the site where I store the FIVE STAR REPORT.
If you are not familiar with computers, the Internet, PDF files, or links, have some questions, or are having any problems with anything, contact
me and I’ll work with you to make sure that you have all the information you need to make informed decisions about buying, selling, and
maintaining property, as well as staying safe in your home. A printed version of the report along with the library and all supporting
documentation is also available,(for an additional charge) but using the Internet is very easy and saves a lot of time. Making the FIVE STAR
REPORT the easiest to read and understand in the industry.
How to read your Five Star Report
1. Read thru all of the attached document sections first.(listed below under the red title)
2. Read your summary report. The summary report is not detailed and should not be considered as the full report, but contains a list of
items that requires special attention. Such as: The items that require repair or replacement, Safety Concerns, Maintenance Concerns and
items that were not inspected by normal standards and the reason why they were not inspected. The listed items in the summary report will be
numbered and will correspond to the numbered items in the full report. (All items listed in the summary will have more detailed information in
the full report.)
3. Read the entire full report, start to finish, and follow all of the links to our Five Star library. All of the information contained in the full report
including all of the associated links, is considered to be the full report in its entirety.
4. Throughout the full report you will notice links underlined in blue, this will take you to our library for additional information.
You will see check boxes next to some of the items in the full report, this will tell you quickly if the items is: (note: not all reports have all five
check boxes, some only have three. RR – MC – OK.)
• RR = Requires Repair or Replacement - text highlighted in Teal,
• SC = Safety Concerns - text highlighted in Teal, with some text in red.
Especially if the item is of a major safety concern or life threatening.
• MC = Maintenance Concerns – text highlighted in Peru,
• OK = The Item was not a concern - highlighted in normal black text.
• NI = Not Inspected & Why - text highlighted in dim grey.
The corresponding text associated with the check box is also highlighted in the same color as the check box. The commentary text is in black.
The Summary report will be numbered and the numbers will correspond to the item in the full report, allowing you to easily look up the item to
see more details and any associated pictures.
This will make the full report easy to read & understand and will allow you to pick out the items that are of particular concern to you. Remember
to please read the full report, all of the supporting documentation, associated links and not just the summary.

The section of FIVE STAR LIBRARY contains educational information, maintenance information, safety tips and tricks, general disclosures,
legal disclosures, and links to the Internet which should help you enjoy home ownership by expecting the unexpected. They have been
alphabetized to make it easier to return to them for future reference.
After you close escrow and move in, you will discover problems with your home, even if it’s brand new and no one has ever lived in it before.
Not “might discover” or “possibly discover,” but “WILL DISCOVER.” That is because you are buying real estate, and real estate changes on a
daily basis, sometimes even on an hourly basis, in response to changing weather conditions, neglect, daily use, and even lack of daily use. All
of those things are called home ownership. Answers about many of those conditions can be found in FIVE STAR LIBRARY.
Some of the verbiage in the following sections of FIVE STAR REPORTING might seem harsh, perhaps even rude or inappropriate, you might
think. Please believe me that it is not my intent to be harsh or rude; I’m a Northerner and believe very strongly in helping people and standing by
my words and actions. However, the home inspection industry is a very litigious industry, particularly here in the Midwest. And since there is no
licensing In Missouri for home inspectors, and no regulations governing the industry—in other words, no protection for me under the law as
with licensed professionals in Illinois—I have to do everything I can to protect myself from unscrupulous attorneys who like to file lawsuits
against everyone simply to see who is left standing with the deepest pockets and the most insurance money. When it comes to money, friends
turn on friends and family turns on family.
Too many people refuse to take responsibility for their own negligence, their own lack of knowledge, or their own inaction in following the
recommendations that I make in the property inspection report. As one nationally respected home inspector told one of his Clients, “I am not
responsible for advice not taken.” And I always have to remember that the legal system is not a justice system; it is a system for wrongly and
inequitably redistributing wealth to attorneys.
So I’m hoping that you will call me if you experience problems after the home inspection and that you and I can discuss your problems
reasonably. I’m here to help you, and I will go out of my way to help you. But I won’t pay for things that broke or failed simply because they broke
or failed. That’s not the purpose of a property inspection; that’s what insurance is for, and I’m not an insurance company. And providing
insurance without a license is subject to severe civil and/or criminal penalties. I will help you determine why something failed and what you
might need to do to ensure that your insurance will honor a claim.
