I do not believe that one type of
Home Inspection meets the needs of every person seeking a property inspection. For example, a
seller typically has an entirely different set of needs than a buyer, as does as investor who’s planning on gutting and renovating a
home or the special concerns of homeowners needing maintenance check up. Therefore, I offer different inspections to meet those
differing needs, all at different prices, and all providing different information. Anyone needing a property inspection can find
something that meets their needs at a price they can afford. Simply pick the home inspection option that’s right for you and

EXPERIENCE
I have been in the construction industry for over 30 years. I have built approximately 250 single family and multi-family homes and
additions.  When constructing the homes we were in charge of every phase of the construction process, from foundation to planting
the last blade of grass.  This experience gives us the know how to conduct
home inspections that are unique and take an
uncommon approach.  I understand the
home buying, home selling, new construction and home maintenance processes and
have worked with many realtors, builders, investors and home owners.  I understand the concern to get the information you need to
make those tough buying, selling, building and maintenance decisions and have it delivered in a speedy professional manor.

I am a certified member of the
National Association of Certified Home Inspectors (NACHI), a national trade association with about
9,500 members. Since I don’t know it all, if I have any questions, I can go to the NACHI message board, post a question, and have
dozens of answers within hours. In comparison, the second largest national trade association only has about 3,600 members, and
the state trade association for St.Louis, only has about 200 members. I also do a lot of teaching at NACHI, and I participate in home
inspector conventions, seminars, and dinner meetings whenever possible, regardless of which organization happens to be hosting
the event.

OPTIONS, OPTIONS, OPTIONS
Although I offer many different Home/Property Inspection Options for my Clients, it is important that you choose wisely. I could
easily offer only one
inspection type like 95% of home inspectors throughout the nation do (the other 5% have taken my lead in
offering Options for their Clients) and make a lot of money doing it. However, I’m here to help you meet your needs and goals in
buying, selling, building or maintaining your property, for whatever reason. I believe that if I can help people, the money will follow; it
always does. Every
property inspection, regardless of the option, comes with our Five Star Customer Service. So if you have any

Inspections generally fall into three categories:

1.        Basic Home Inspections – Typical of what my competition offers and only meets the minimum state and NACHI
requirements.  Best suited for anyone only needing the minimal amount of information.

2.        Standard Home Inspections – This is my most popular inspection types and goes above and beyond the state and NACHI
requirements.  Best suited for anyone needing to make an informed decision.  The report is more detailed and includes a
summary, plus it includes recall information concerning your major appliances: Furnace, Water Heater, A/C Unit and electrical.  The
report also includes pictures and descriptions of common and not so common items.  Our standard inspection is by far the best
value.

3.        Premium Home Inspections – The Premium Inspection is my second most popular home inspection type and goes way
beyond what our standard inspection offers.  The Premium inspection option includes all of the standard features, plus a detailed
appliance package covering all of the appliances of the home and detailed recall and safety information.  Plus, additional items are
inspected, such as swimming pools and out-buildings and a free re-inspection of completed repairs is included. This type of
inspection is best suited for large properties and anyone needing the most information that is available including free cost
estimates on items that need repaired. Also, listed in this category is our New Phase inspection. The New Phase Inspection or New
Construction Inspection is especially designed for anyone having a home built and details the building process, start to finish.  
Included with this inspection is Build Code information, a plan review a picture album and a free warranty inspection conducted
before the builders warranty expires. The third listing in this category is our Tech Inspection which includes everything listed above,
plus we bring in licensed professionals from various trades, such as a plumber, a roofer, an electrician and even a HVAC and
termite business, to help conduct the inspection.

Spot Inspections – are for anyone needing just one item inspected and a super fast report generated.

Property Inspections for: Condos, Multi-Family homes and Light Commercial Properties.

I change prices monthly in response to third-party conditions over which I have no control (such as gas prices, insurance
premiums, etc.). Since I cover all of
St. Louis City and St. Louis county and the Belleville Illinois Metro East and will go anywhere to
work for my Clients (I’ve done home inspections going east and west from Mt. Vernon, Il all the way to Warrenton, MO north and
south from Harden to Crystal City), prices will be higher in outlying areas to account for drive time and gas. Contact me for a firm
